I. DORVR/Campsite Rental Agreement (Contract Terms)
1. Parties and Term

No Tenancy: This Agreement does not create, nor shall it be construed to create, a tenancy, a leasehold estate, or a landlord-tenant relationship. The Guest has no proprietary interest in the site, and the Park reserves the right to terminate this license and require the Guest to vacate the premises upon proper notice for any violation of DORVR Rules or the terms of this Agreement.
2. Fees and Payments
Rent/Site Fee: Monthly Pull-Through $800 Monthly Back-In $750
All fees and rent are due in advance
Utilities:
Electric
Day campers Free, All others will pay 1₵ per kilowatt hour over the utilities rate. (current rate is $.099665) Electric must be paid by the 25th of each month with the next month’s rent. I will read meters on the 10th and 20th of each month and send you an email or text message with the amount used and or owed.
Each site will have an 50amp, 30amp and 20amp pug. You may only plug into the 50amp or 30 amp but not both
Water
0-1000gal free, $25 for every 1000gal after; Water must be paid by the 25th of each month with the next month’s rent. I will Notify all renters water usage reaches 900gal, 1900gal. All meters are WIFI connected so I will be alerted if a leak has occurred and you will be notified immediately.
Sewer, Trash, Laundry, and showers

3. Deposit Terms and Conditions
• Security/Damage Deposit
Amount: Guest shall pay a refundable Security/Damage Deposit in the amount of $400 upon signing this Agreement.
Purpose: This deposit is held by DORVR to ensure the Guest's full performance of all obligations under this Agreement, including but not limited to: a. Covering the cost of repair for any damage to the assigned RV site, Park utilities, or common areas caused by the Guest, their household, or their visitors. b. Paying any unpaid late fees, utility charges, or miscellaneous charges incurred during the Guest's stay. c. Covering the cost of removing any personal property, trash, or debris left on the site after the Guest vacates.
Deposit is Not Rent: The Security/Damage Deposit shall not be used or applied by the Guest toward the payment of the last month’s site rent or any other charges.
Utility Deposit (If Applicable)
Amount: Guest shall pay a refundable Utility Deposit in the amount of $200 upon signing this Agreement.
Purpose: This deposit is held by the DORVR as a guarantee against unpaid electric or other metered utility usage upon termination of the Agreement.
Refund of Deposits
Inspection and Refund Timeline: DORVR shall conduct a final inspection of the RV site after the Guest has fully vacated the premises and the RV has been removed. The Park will process the refund of the deposits, less any permitted deductions, within [30] days of the departure date.
Deductions: DORVR is authorized to deduct from the deposits any amounts required to cover the costs outlined in Sections above.
Conditions for Full Refund: The Guest is entitled to a full refund of the deposits only if all of the following conditions are met: a. The entire term of the Agreement has been honored. b. The RV site is surrendered to DORVR clean, undamaged, and free of all personal property, trash, and debris. c. All site rent, utility bills, and other charges have been paid in full.
Forfeiture: The Security/Damage Deposit shall be immediately and entirely forfeited to the DORVR if the Guest is evicted or terminates this Agreement due to a material breach of the DORVR Rules or this Agreement.
Method of Refund: The refund will be issued to the Guest in the form of a CHECK Mailed to the forwarding address provided by the Guest.
Late Fees: Each month rent is due by the 25th of the month for the next month. If not received your spot will be put out to be rented and you will be expected to vacate by the last day of the month. If you chose to continue in your spot a $50 Late fee will be added to your next month rent.
Returned Check Fee (NSF): Fee for non-sufficient funds of $50 and you will have 5 days to pay in cash or be evicted and forfeit all deposits.
Taxes: For all campers that stay less than 30 days there will be a 6% occupancy taxes applied to your bill.
3. Occupant and RV Information
Occupants: List of all individuals, including children, residing in the RV.

Proof of Insurance: It is a requirement for the RV owner to maintain liability and property insurance and provide proof.
Liability Coverage (While Parked): Once the trailer is unhitched and set up at the campsite, your car's liability coverage typically does not apply. You need a dedicated RV policy that includes Vacation Liability to cover non-driving incidents.
4. Termination and Default
Termination by DORVR: Conditions under which the Park can terminate the agreement and require the Guest to vacate are non-payment, violation of rules, or illegal activity.
Failure to Vacate: Consequences of overstaying, including possible towing/removal of the RV at the owner's expense.
5. Liability and Indemnity
Hold Harmless: Guest agrees to indemnify and hold DSDRVP harmless from any claims, damages, or losses to persons or property resulting from their use of the site or facilities.
Risk Assumption: Guest acknowledges that they use the facilities at their own risk and DSDRVP is not responsible for damage or loss due to fire, theft, vandalism, natural causes (like floods or wind), or acts of God.
6. RV and Site Condition
RV Age/Condition: All RVs must be 15 years or newer, unless approved by management.
Site Maintenance: Guest's responsibility to keep the site clean, orderly, and free of clutter.
II. RV Park Rules and Regulations
This section outlines the operational and behavioral guidelines, which are incorporated into the main contract.
1. General Site and Park Appearance
Clutter: No storage of indoor furniture, appliances, tires, excessive outdoor items, or trash outside the RV.
Modifications: Prohibits Stakes, digging, trenching, permanent structures, decks, porches, or permanent clotheslines without prior written management approval.
Skirting: Rules on approved skirting materials (e.g., non-rigid, professional appearance only).
Trash: All garbage must be securely bagged and placed in designated dumpsters only.
2. Vehicles, Driving, and Parking
Speed Limit: Strict enforcement of a 15mph limit.
Parking: Vehicles must be parked on the designated gravel/pad area only, not on grass, and may not block roadways or other sites.
Maintenance: No major mechanical work, vehicle washing, or oil changes are permitted on site.
Inoperable Vehicles: All vehicles must be currently registered and in operating condition.
3. Guests and Visitors
Registration: All guests and visitors must register online upon arrival.
Responsibility: Occupant is fully responsible for the conduct of their children and all guests/visitors.
4. Pets
Registration: All pets must be registered with management, and proof of vaccination is required. DORVR Reserves the right to deny or terminate registration based on breed, barking. Aggressive behavior.
Leash Law: Pets must be kept on a leash and attended to at all times when outside the RV. No pets should be left unattended or on a tether.
Cleanup: Owners must immediately clean up after their pets.
Future Dog park: Dogs may be off leash as long as they are supervised. It is the owners responsibility to control their dogs around others.
5. Quiet Hours and Conduct
Quiet Hours: 10:00 PM to 7:00 AM during which noise must be minimized.
Nuisance: Prohibition of excessive loud music, loud parties, or disturbing other guests.
Conduct: Zero tolerance for illegal activity, disorderly conduct, drunkenness, or vulgar language.
6. Safety and Fire
Fires: are prohibited, use of grills (propane or charcoal only), and only propane fire pits.
Firearms/Fireworks: Prohibition of discharging firearms and fireworks.
Hunting: is prohibited.
Utility Hookups: Requirements for proper, safe connections of water, sewer, and electric.
